Cleaner Guys is the Puget Sound area’s award-winning home damage restoration company, proudly serving the community for more than 20 years.

We started in 2002 as a carpet cleaning business, and a few years later, our current owner and Director of Business Development, Bob Shupe, took the lead. Bob brought years of experience working in the restoration industry, along with a clear vision: to run a company that corrected all the common issues he saw in others—like inflated prices, corner-cutting, and poor customer care.

Since then, Cleaner Guys has grown into a trusted local favorite, known for being more honest, affordable, professional, and caring than the competition. Our mission is simple: to deliver the best customer service and workmanship in the Puget Sound area. We treat every client’s home as if it were our own, and that standard has earned us recognition and awards from some of the largest restoration networks in the country.

For over two decades, we’ve been restoring peace of mind to homeowners across the Puget Sound area with expert services including:

    ✔ Water Damage Restoration

    ✔ Fire Damage Restoration

At Cleaner Guys, we believe contractors should leave your home better than they found it—not with messy job sites, rushed workmanship, or sky-high bills. Sadly, that’s what many homeowners have come to expect. We’re here to change that.

When you choose us, you’ll get clean, professional technicians who take pride in doing the job right the first time. We hold ourselves to the standard: treat others how you want to be treated. That guiding principle is why our clients return again and again, and why our work was recognized in 2023 with the Outstanding Customer Service award by DKI Services LLC, the largest restoration specialists network in North America.

With Cleaner Guys, you don’t just get damage restoration—you get a team that truly cares about your home, your family, and your peace of mind.

  • Will Water Damage Go Away On Its Own?

Water damage almost never goes away on its own. Even if a surface appears dry or the water seems to have soaked into floors, walls, or ceilings, the underlying damage often remains. Moisture trapped inside building materials can linger for weeks or even months, continuing to weaken the structure and create long-term issues that aren’t visible right away.

One of the most common and costly consequences of untreated water damage is mold growth. Mold can begin developing within as little as 48 hours after exposure to moisture. Once established, it spreads quickly and can cause structural deterioration, unpleasant odors, and significant health risks, particularly for those with allergies, asthma, or weakened immune systems.

If left unaddressed, what starts as a seemingly small problem can escalate into thousands of dollars in repairs and major disruptions to your home. That’s why it’s critical to respond quickly to water damage, remove all hidden moisture, and bring in professionals if necessary to ensure the problem is fully resolved.

  • Can You Live In A Water Damaged Home?

It is generally not safe or advisable to live in a water-damaged home for an extended period of time. Water damage should always be repaired as quickly as possible to protect both your health and the structural integrity of the property.

The first major concern is mold. If water damage is not properly fixed, it will almost certainly lead to mold growth. Mold exposure can cause a wide range of health issues, from allergy-like symptoms and persistent respiratory problems to severe allergic reactions in vulnerable individuals. Prolonged exposure can be especially harmful for children, the elderly, and those with preexisting conditions such as asthma.

The second concern is structural safety. Water weakens building materials over time, often in ways that aren’t immediately visible. Floors, walls, and ceilings may soften, warp, or rot beneath the surface. In severe cases, this damage can compromise the stability of the home itself. For example, we had a client whose dog fell straight through the floor because water damage had weakened it so much that it could no longer support weight.

For these reasons, living in a water-damaged home without prompt repairs is risky. Addressing the damage quickly not only restores comfort but also prevents health hazards and potentially catastrophic structural failures.

  • What Are the Restoration Steps?

Step 1: Initial Visit (or Two)

    • Walk through paperwork, insurance details (if applicable), and answer all your questions.
    • Photograph the entire affected area to document the scope of damage.
    • Extract any standing water (if present).
    • Lay down protective floor coverings before work begins.
    • Contain the damaged area with professional equipment.
    • Set up drying equipment to begin moisture removal.
    • Collect samples of flooring or drywall for asbestos testing if needed.
    • Typical duration: 1–2 days

    Step 2: Material Removal

    • Remove all unsalvageable materials (such as drywall, insulation, flooring, or cabinetry).
    • Clean the affected area to prepare for restoration.
    • Monitor drying equipment, adjusting or replacing as necessary.
    • Capture additional photo documentation during this phase.

    Step 3: Moisture Monitoring

    • Continuously check moisture levels and adjust equipment until the area is completely dry.
    • Move, replace, or recalibrate equipment as needed.
    • Typical duration: 3–7 days (varies by scope of damage)

    Step 4: Restoration and Cleaning

    • Once dry, begin full restoration by installing new materials (purchased locally or ordered as needed).
    • Replace all damaged elements to restore your home or business to its original condition and functionality.
    • Conduct thorough cleaning throughout the process.
    • Timeline depends on the size and scope of the project — your project manager will provide an estimate.

    Step 5: Completion and Billing

    • Remove all equipment, tools, and leftover materials.
    • Return any temporarily relocated furniture to its original place.
    • Perform a final deep cleaning, leaving no trace of our work.
    • Take final photos for documentation.
    • Send your invoice via mail and/or email within 7 days of completion.
    • If applicable, your insurance company will also receive a copy of the invoice.
  • How Do I Know If I Have Mold?

Knowing whether you have mold in your home isn’t always simple, because mold can grow in hidden places like behind walls, under flooring, or inside ductwork. Still, there are several warning signs to look out for:

Visible growth – Mold often appears as black, green, white, or even orange spots on walls, ceilings, or surfaces. It may look fuzzy, slimy, or powdery.

Musty odor – A strong, damp, or earthy smell is one of the most common indicators of hidden mold, even if you can’t see it.

Water damage – If you’ve recently had a leak, flooding, or water damage, mold is highly likely to develop in the affected areas within 24–48 hours.

Health symptoms – Unexplained allergy-like symptoms (sneezing, coughing, congestion, itchy eyes, skin irritation) that worsen at home but improve when you leave can be a sign of mold exposure.

Discoloration or damage – Peeling paint, bubbling walls, soft spots in flooring, or stains that keep reappearing may indicate mold beneath the surface.

If you suspect mold but aren’t sure, it’s a good idea to have a professional inspection. Mold specialists have tools like moisture meters and air quality tests that can detect hidden mold colonies before they spread.

  • What Is The Mold Inspection Process?

    What Is InstaScope?

InstaScope by DetectionTek is breakthrough technology that takes the guesswork out of mold inspections. This portable device uses advanced sensors to detect and measure airborne particles, including mold spores, with unmatched real-time accuracy. While most companies rely on outdated methods, we’re one of the few in the industry using InstaScope—giving you faster, more reliable answers.

With other companies, you might wait days for lab results. With Cleaner Guys and InstaScope, you’ll have answers in hours—often before we even leave your property.

What Happens During an InstaScope Mold Inspection With Cleaner Guys?

Choosing Cleaner Guys means choosing convenience, accuracy, and peace of mind. Here’s how simple the process is:

We start by running InstaScope outside to set a baseline sample of your local air.

Next, we scan each room with the InstaScope’s wand sensor, taking just a few minutes per room.

Within minutes, you’ll know if there are signs of mold—right on the spot.

Within two days, you’ll receive a detailed report with clear results. If mold is found, we’ll guide you through your options for removal.

With Cleaner Guys, you don’t just get a mold inspection—you get speed, accuracy, and a clear plan forward.

  • What Is The Mold Removal Process?

    Step 1

We begin with a mold inspection and testing using advanced InstaScope technology, which detects in minutes whether mold is present in any room of your property.

    Step 2

After identifying the affected areas, we provide you with a clear, upfront estimate for removal and schedule a convenient time to eliminate all contaminated materials.

    Step 3

Our team then performs a complete cleaning of the area, applying industry-leading mold removal solutions and methods to ensure a thorough result.

    Step 4

Finally, once the mold has been removed, we restore your space by replacing the damaged materials with brand-new ones—leaving the area fully repaired and refreshed.

  • Is Your Mold Removal Process Safe?

At Cleaner Guys, we’ve been helping homeowners eliminate and prevent mold for decades. Our mission has always been to protect both our clients’ households and our own team members, which is why safety is built into everything we do. We combine years of expertise with proven, science-backed methods that are designed to be effective, thorough, and efficient.

From the moment we arrive, our goal is to stop mold at its source, remove it completely, and take steps to prevent it from returning. We use professional-grade equipment and industry-standard practices to ensure every job is handled with precision and care. Most importantly, we understand how disruptive mold can be to your health and home life, so we focus on restoring your property quickly while keeping your family safe and comfortable throughout the process.

  • What Is Fire Damage Restoration?

Fire damage restoration is the process of repairing or replacing the materials, belongings, and structural elements that have been destroyed or rendered unusable by a fire. Beyond the immediate damage caused by flames, the process also addresses smoke, soot, and water damage that often occur as part of firefighting efforts.

Once the fire is extinguished and the property is safe to enter, a fire damage restoration company steps in. Their job is to clean, repair, rebuild, and restore your home or business so that it can be returned as closely as possible to its original condition. This can include everything from removing debris and salvaging personal items to replacing drywall, flooring, roofing, and other structural components.

The ultimate goal of fire damage restoration is not only to repair what was lost, but also to make the property safe, livable, and comfortable again.

  • What Do I Do If A Tree Falls On My House?

The first and most important step if a tree falls on your home is to ensure that you and everyone inside get to safety. Fallen trees can bring down power lines, damage electrical systems, and compromise the structural stability of your house. These dangers create immediate hazards that can put you and your family at risk, so evacuating the property is the top priority.

Once everyone is safe, your next step is to begin contacting the right professionals to address the situation. In some cases, you may need to call emergency responders—especially if there are live electrical wires, fire hazards, or anyone injured. After that, utility companies can be notified if power lines are involved, and your insurance company should be contacted to begin the claims process.

Finally, restoration experts and tree removal professionals will step in to handle the cleanup and repairs. They will safely remove the tree, assess the extent of the damage, and begin the process of restoring your home to a safe, stable condition. Having the right team on your side ensures the damage is managed properly and that you can return to your home with confidence.
